REO, DEFAULT MANAGEMENT AND VALUATION SERVICES

Magnet provides comprehensive REO, default management, and property valuation services. Through its proprietary software, wide ranging experience and nationwide partnerships, Magnet simplifies the REO and valuation processes by streamlining all documentation and client requirements.  Magnet’s processes and reports are customized to each client’s needs.  The result is an orderly disposition of REO properties with a focus on the maximization of asset value.


Magnet takes complete control of the REO process on behalf of its clients.  From the assignment of the property through closing, Magnet manages the complete process.  During this process, Magnet provides pre-foreclosure valuation and preservation, loss mitigation and loan modification transaction assistance, MLS data searches, complete BPO/CMA with marketing recommendations, monthly marketing reports, detailed accounting, title searches, “cash for keys”, relocation assistance and eviction management, contract negotiation and closing coordination.

 

In connection with it valuation services, Magnet offers a unified program and report process.  Magnet can provide interior and drive-by BPO, CMA's and/or complete appraisals for it due diligence, quality control and asset management services.


LOAN MODIFICATION AND LOSS MITIGATION


Magnet represents lenders and loan servicers in creating and conducting loan modification programs for their existing borrower pool.  It has been Magnet’s experience that many borrowers will not speak directly to their lenders.  Similarly, there is a proliferation of companies and attorneys that are claiming to assist borrowers in re-structuring their existing mortgage loans through loan modifications or by reviewing loan documentation in order to expose deficiencies or illegalities.  Finally, statistics seem to be suggesting that borrowers that have been involved in a loan modification program are slipping back into default within a few months of the completion of the loan modification.   


Magnet uses its analytic programs to determine if a borrower is a good candidate for a loan modification.  Furthermore, Magnet will evaluate the lender’s underlying loan documentation.  Magnet then contacts the borrower on behalf of the lender or servicer to institute and facilitate the modification program.
